Hello to you, I live in the BGC area. If you do a rent to buy scheme the bank will reduce your monthly payments considerably for about 4 years to say 25k php, but after that you will have to come upto scratch and your monthly payments will be way higher. The 25k php is only a deferred payment, you will pay the difference down the line. After those 4 years if you can't make the payments you will lose your condo and that happens a lot, condos being bank re-possessed. Take a lot of things into consideration and be careful. Do we need to pay property tax every year like USA ? For my house, I pay 1.18% of whatever my house worth every year. Its not cheap at all. $8200 a year and it will go up a lil bit every year. There is no private ownership here, its all BS. We are paying very expensive rent to rent the land basically.

If your not happy paying 39k php then buying is way out of your league. Don't get sucked in to these 8% downs, it won't end well..

check other city nearby Makati or nearby bgc little cheaper, like pasay, mandaluyong, pasig or quezon city
